Development Aims
The land at Old River Lane will provide a mixed-use development comprising of up to four new 'blocks'. These will be:
- Block A is a two storey department store and four storey building comprising ground/first floor retail and second/third floor residential;
- Block B is a three storey building comprising ground/first floor retail and restaurant use and second/third floor residential;
- Block C is a part two/part four storey building comprising ground/first floor retail and second/third floor residential;
- Block D is a part three/part four storey building comprising ground/first floor retail fronting Old River Lane. Leisure facilities include a hotel and a cinema.
Introduction
This Development Brief sets out the principles and considerations that have informed the evolution of proposals for a new mixed use quarter in the northeast corner of the town centre of Bishop's Stortford in Hertfordshire, known as Old River Lane.
Appreciating the Context
The town centre and site context has been analysed to identify the most appropriate form of development within Bishop's Stortford. The conclusions and findings from the analysis provide a series of high level guiding principles for any development of the Site. The principles have then been translated to produce a development framework that provides a clear structure for the future of the site.
Developing the Framework
In response to the site analysis work, important opportunities have been identified which inform the development of the masterplan concept so to ensure a scheme that is locally responsive and contextually distinctive. These are:- safeguard heritage assets;
- work with established landscape spaces and features;
- adopt local features and underlying patterns;
- connect into established movement networks; and
- promote new public spaces to unite to existing spaces.
